We are excited to share our planning submission for the regeneration of Shawlands Arcade on behalf of Clydebuilt LP, co-owned by Strathclyde Pension Fund and Ediston Real Estate. The redevelopment is underpinned by a masterplan comprising two phases, establishing a coordinated layout for the site that integrates detailed analysis and conceptual design thinking into a structured series of buildings and spaces.
The regeneration of the site presents an opportunity to create improved connectivity for the residential population north of Pollokshaws Road back to Kilmarnock Road, the existing grain of which presents two distinctly different geometries. To encourage permeability, the proposed buildings create a series of public spaces of varying hierarchy, including larger areas of public realm at ground floor, private gardens and activated rooftop terraces for residential use.
Proposals for Phase 1 comprise a ‘Build-to-Rent’ residential-led mixed-use development, with 330 apartments arranged in a collection of forms to create a ‘central plaza’ within its existing urban context, anticipating that this central space will also be used for curated events and community engagement. Retail active frontage is provided along Kilmarnock Road, replacing the existing elevated pedestrian walkway.
