Holland Park, by Moda wins BTR Development of the Year


Holland Park, by Moda has won Build to Rent Development of the Year at the Scottish Property Awards 2025. Furthermore, we are pleased to share that the building was selected as a finalist in the Architectural Excellence Award category.

A Built-to-Rent (BTR) residential-led, mixed-use development located on the site of the former Strathclyde Police Authority Headquarters in Glasgow city centre, Holland Park encompasses a full city block rooted in Glasgow’s historic gridiron street pattern..

Opened in August 2024 and comprising 433 BTR apartments, supported by internal and external resident amenity spaces, including a 24/7 gym, cinema room, lounge, meeting areas and rooftop terraces. Holland Park complements the surrounding architectural heritage in Glasgow, offering a contemporary, sustainable lifestyle enhancing resident and public experiences, contributing positively to Glasgow’s wider cityscape.

 

“The regeneration of Holland Park adjoining the Glasgow Central Conservation Area represented a fascinating and exciting architectural challenge. This was a challenge relished by Haus Collective who produced a series of innovative design solutions which met Moda’s brief to create a fully inclusive amenity-rich residential neighbourhood of exceptional quality.

Repurposing an entire city block demanded a rigorous and imaginative architectural approach which balanced an ambition to push design boundaries whilst integrating the special characteristics of the site and respecting the amenity values of neighbouring uses. Haus Collective comprehensively met this ambition and weaved this architectural approach into a presentational format that excited key stakeholders and crucially, fostered a collaborative and engaged dialogue with the City Council. Haus Collective was at the forefront of this dialogue producing a detailed high-quality design in partnership with the City Council which not only looked fantastic but was viable and deliverable. The Holland Park application was approved in less than 10 weeks and Haus Collective played a central role in this success which was recently endorsed at the Scottish Property Awards 2025 when Moda, Holland Park won the accolade as “BTR Development of the Year”.”
