Holland Park is a residential scheme of high-quality apartments for the private rented sector in Glasgow’s city centre.

The design ethos behind our Holland Park project, previously the Strathclyde Police Headquarters, takes its lead from the grid street pattern of Glasgow city centre. The proposed new urban block provides an exciting collection of 433 Private Rented Sector (PRS) apartments and commercial units along the street frontages and within the enclosed public courtyard.

A resident’s lounge crowns the stone corner facing Holland Street, opening onto a vast, south-facing garden deck that offers flexibility in its use and a unique visual link between the street and courtyard. At this communal level, residents have access to a café, gym and private working and dining spaces. The courtyard, which harks back to the traditional backcourts of Glasgow, offers terraced seating that can be used as an informal breakout and event space and a varied roofscape that allows light to permeate this hidden space.

“The regeneration of Holland Park adjoining the Glasgow Central Conservation Area represented a fascinating and exciting architectural challenge. This was a challenge relished by. HAUS Collective who produced a series of innovative design solutions which met Moda’s brief to create a fully inclusive amenity-rich residential neighbourhood of exceptional quality.

 

“Repurposing an entire city block demanded a rigorous and imaginative architectural approach which balanced an ambition to push design boundaries whilst integrating the special characteristics of the site and respecting the amenity values of neighbouring uses. HAUS Collective comprehensively met this ambition and weaved this architectural approach into a presentational format that excited key stakeholders and crucially, fostered a collaborative and engaged dialogue with the City Council. HAUS Collective was at the forefront of this dialogue producing a detailed high-quality design in partnership with the City Council which not only looked fantastic but was viable and deliverable. The Holland Park application was approved in less than 10 weeks and the Haus Collective played a central role in this success which was recently endorsed at the Scottish Property Awards 2025 when Moda, Holland Park won the accolade as “BTR Development of the Year”.
